Independent aerial documentation

Aerial evidence that holds up in the file.

We fly, process, and deliver documentation that construction, insurance, and development teams use to make decisions and defend them months later. Independent third party, with no stake in the outcome we are documenting.

Three weeks apart, same flight path

This is what a month of progress actually looks like.

Two captures of the same site, flown from the same position on September 9 and October 1. Drag the handle. The crane is gone, the podium deck is roofed, and two floors of framing went up. Nobody has to take anyone's word for it.

Repeating the flight path is the whole trick. Same altitude, same angle, same output format, so any two captures line up without an argument about methodology.

What we document

Eight service lines, one standard of evidence.

Every engagement produces the same thing: a dated, consistently formatted record of what the site actually looked like on a given day. What changes is who needs it and what decision it supports, whether that is a payment, a claim, a design assumption, or a safety corrective action.

Construction Progress Documentation

Monthly or bi-weekly aerial capture, orthomosaic comparison, and a branded progress report your whole project team can work from.

From $750 per flight ->

Third-Party Jobsite Safety Inspections

Monthly or bi-weekly safety inspections walked on site and flown from above, referenced to 29 CFR 1926, with photographed observations and corrective action tracking between visits.

From $850 per month ->

Construction Layout, Stakeout, and Verification

GNSS layout and stakeout from approved plans, machine control verification, and as-built checks. Sealed deliverables are performed by a licensed land surveying firm engaged for that scope.

From $650 per half day ->

Visual Roof Inspections

Aerial condition documentation for TPO, membrane, and storm damage assessment. 30 to 60 high resolution photographs and a structured findings report.

From $450 ->

Insurance and Builder's Risk Documentation

Time-stamped, GPS-tagged, claim-defensible imagery for baseline, course-of-construction, and post-incident documentation.

From $1,200 per month ->

Industrial Mapping and Earthwork Verification

RTK-enabled mapping with placed ground control points, point cloud, contours, and volumetric calculations for earthwork and grading.

From $1,500 per flight ->

Edited aerial stills and short-form video for listings, leasing packages, and property marketing. Web and print ready.

From $400 ->

Pre-Project Site Mapping

Current-condition orthomosaic and elevation data for architects, developers, and civil engineers. Replaces stale satellite imagery in feasibility work.

Why independent matters

The party producing the evidence should not be the party being paid.

01

Owner-side and lender-side credibility

When documentation supports a payment decision, a claim, or a schedule dispute, its value depends on who produced it. We are not on the contractor's payroll and we do not subcontract to one.

02

One flight, four stakeholders

The same capture can serve the developer, the lender's construction monitor, the architect of record, and the builder's risk carrier. We price that as a package rather than flying the same site four times.

03

Built to be filed, not just viewed

Time-stamped, GPS-tagged, consistently structured, and archived. Useful the day it lands and still useful eighteen months later when somebody asks what the site looked like in March.

Flagship deliverable

Monthly Progress Verification Report

A pay application arrives claiming a set of line items are complete. This report puts a dated aerial record next to that claim, so the person approving it is working from evidence instead of a description.

Scope of the deliverable We provide visual evidence, not professional opinion. Where an architect of record is the buyer, the architect retains all certification responsibility under their AIA agreement. Measurements and volumes are provided for informational purposes only, are not a record survey, and carry no licensed surveyor stamp.
  • Monthly aerial capture of the full siteIncluded
  • Side-by-side orthomosaic against prior monthIncluded
  • Per-line-item visual percent-complete reviewIncluded
  • 3D model with elevation measurementsIncluded
  • Volumetric verification for earthwork pay itemsIncluded
  • Photographic appendix and web portal accessIncluded
  • Sold to owner, lender, architect, or carrierFrom $2,500/mo
  • All four parties on one project, one packageQuoted

The deliverable

Not a photo album. A measurable surface.

Progress imagery is the part people notice. The orthomosaic is the part they use. Every mapping flight is processed into a geometrically corrected, top-down surface you can measure on, compare against last month, and drop into the tools your civil and VDC teams already run.

From the same flight we also produce the point cloud, contours, and volumes, so earthwork quantities stop being a conversation and start being arithmetic.

Ongoing programs

Two things most local operators do not offer.

Remote site monitoring

An aircraft staged on your site flies an autonomous mission daily, weekly, or bi-weekly, with our pilot in command operating remotely and a briefed visual observer on the ground. You get a continuous record without a crew mobilizing every time.

Pair it with a monthly in-person mapping flight and you have both the day-to-day record and the survey-grade dataset.

From $750/mo, $750 one-time site setup

Project-long marketing capture

Monthly cinematic flyovers, hero stills, vertical social cuts, and a cumulative time-lapse that runs the length of the build. Delivered in 48 hours, ready to post or drop into a leasing package.

Most useful when it starts at mobilization. The time-lapse you wish you had is the one nobody started in month one.

From $1,000/mo as an add-on

Service area

Northeast base, nationwide reach.

We operate out of Clinton, Connecticut, which is where scheduling is fastest and where most routine work happens. For portfolio programs, multi-site rollouts, and post-event response, we travel anywhere in the country.

Travel is quoted openly and separately. It never gets buried in the service rate, and on multi-site work it gets amortized across the sites, which is what makes a national program worth doing.

  • Within one hour of Clinton, CTNo travel fee
  • Northeast corridor, up to a 3 hour drive$150 flat
  • Extended drive, 3 to 6 hoursDay rate plus mileage
  • Nationwide fly-in mobilizationQuoted
  • Multi-site programsTravel amortized
  • Lead time outside the Northeast5 to 10 business days

Drone compliance review

Plenty of jobsites already have a drone in the truck. Fewer have a written program behind it. FAA Part 107 sets the rules for commercial drone operations in the United States, including who holds the remote pilot certificate, how the aircraft is registered, when airspace authorization is required, and what records are kept.

We offer a free thirty minute conversation that walks through what the regulation actually requires and what your options are, whether you keep the function in house or hand it to a third party. It is a working session, not a sales call. If you decide to build the capability internally, we will tell you what that takes.

Note This review is educational. We describe publicly available FAA requirements and how they map to a construction operation. We do not provide legal advice, and nothing in the conversation should be treated as a determination about your compliance status.

How it works

Four steps, and only one of them is yours.

Step 01

Scope

You send the address and what you need documented. We confirm acreage, airspace, access, and cadence, then quote a fixed price. No walkthrough required.

Step 02

Fly

We handle airspace authorization, weather windows, and notification. Our pilot in command runs the mission. Nobody on your team needs to be on site.

Step 03

Process

Imagery is processed into orthomosaics, models, and measurements, then reviewed before anything goes out. Every deliverable is checked by a human.

Step 04

Deliver

Branded report, source files, and portal access inside 24 hours for routine work and 48 for complex. Pushed to Procore or ACC on request.

Ready to get this on the calendar?

Send the site address and what you need. We come back with scope, a fixed price, and the first available window, usually the same business day.
